What we want to say here is: relocating families need to look first to "where the action is".  This chart will help tell you, with data directly from the local MLS.  
  • Active communities have more inventory for you to view.
  • Active communities offer much greater resale.
  • Active communities usually offer greater general livability, including more services.
The following chart of "market activity" in various communities tells a lot, (and we'll help interpret it.) Important: "average" prices, market volume, days on market before sale, and ratio of asking to sales prices.

Notes from Merrill, Jan, 2012; You'll see several things in the latest data.  1st, the level of sales wasn't as bad locally as it was nationally, (and the original "bubble" not as large.)  2nd, the days on market were substantially higher....that reflecting the times.  3rd, note that the ratio of selling price to asking price was only a little greater than in previous years.  That is explained, we think, because sellers and their agents have been pretty good at creating "realistic pricing" to begin with.  But the year is already better....so there will be....we promise....better data here next year!  For data miners, we have similar data for many years back.
